We’ve created this video to help you understand what we will be doing on your street. Let’s go through what’s going to happen as change can be good but the unknown can serve up some anxious moments.
We begin in one of two ways but the result is usually the same. We have created an empty lot on which we are going to create a foundation. Excavating and demolition can be loud but they are also a fairly quick part of the process. Don’t be surprised if you go to work one morning and by the time you get home, the lot is clear…and then the building process begins.
We take particular care of the site and the neighbourhood making sure materials are stored and the mess is kept to a minimum. It’s still a construction site make no mistake but we’re doing our best to start out as good neighbours. Which leads us to our next stop.
One of the first thoughts that might cross your mind is about that special event you had planned for your backyard. Rest assured, we understand. If you can give us advance notice we’d be happy to schedule quieter activities that won’t interrupt your event.
We get a lot of raised eyebrows about our flexibility but there’s good reason we go to great lengths to keep you informed. We’re not just some builder…we live here too! We’re your neighbours already and we’d like to make sure we can smile at you in the coffee shop, wave to you on our way to work and say hi at the next school get together.

Home Design: What Does A Custom Home Design Cost?

If you’ve been following our series on custom home design, you can see that it’s not just a matter of drawing some lines on paper until it looks like something you want. No, there’s much more to it than that.
So the big question always is, “how much will I have to pay for a custom home design?”
Here at Stonemill, we’re an in-house home design group. That is to say, we don’t send your ideas off to a designer elsewhere and have your custom home design completed. No…we do it all and what that means to you is a couple of things;
- The design you get will be correct for the property and project you want to build.
- We save you money.
It’s pretty typical for a custom home designer to charge between $12,000.00 & $15,000.00 to do a home design, and in some cases even more.
At Stonemill we charge 99 cents per square foot for the design. So if you’re building a 3,000 square foot custom home, your design will cost $3,000.00. A fraction of what you might have spent.

Home Design: The Building Permit
By · CommentsThe final stage before we can start the build. At this stage of your home design all of our floor plans, elevations, structural details, floor truss layout, roof truss engineering, and site survey are taken into the town/city for their review.
Our drawings are passed around to various departments that will check our design to be structurally sound as well as fitting within the bylaws and zoning setbacks they have provided us.
Any and all questions are answered and further details are provided if required. Once the building permit is obtained we can start your dream home.

Home Design: Site Alteration/Demolition
By · CommentsAt this stage we take our Site Survey to the town and apply for a Site Alteration Permit and a Demolition permit if we are doing a new build that requires a complete knock down.
The town/city checks to make sure we have followed their bylaws and make sure we have our site ready for the build with tree protection, utility locations, and shut offs.

Home Design: Site Layout
By · CommentsNow that we have a finalized design. We will take the floor plan to a Land Surveyor where we will place the house exactly where it will sit on your lot. Along with site placement the surveyor will do a water grading plan that provides the municipality with the information they need showing that we will provide adequate drainage for your property.

Home Design: Structural Design
By · CommentsThis is the stage where we take the floor plans and make them work structurally. Floor joist plans are created planning out the size and direction of the joists. The roof layout is transformed into engineered roof trusses where available. Cathedral and trayed ceilings are designed into the trusses. This process is done with the height restriction by laws in mind so the trusses fit into our building envelope.
Our HVAC heat loss calculations are also done at this stage. This is where we plan out your heating and air conditioning layout. Placement of the furnace is finalized to best perform efficiently.
