At Stonemill we charge 99 cents per square foot for the design.  So if you’re building a 3,000 square foot custom home, your design will cost $3,000.00.  A fraction of what you might have spent.

The final stage before we can start the build.  At this stage of your home design all of our floor plans, elevations, structural details, floor truss layout, roof truss engineering, and site survey are taken into the town/city for their review.

Our drawings are passed around to various departments that will check our design to be structurally sound as well as fitting within the bylaws and zoning setbacks they have provided us.

Any and all questions are answered and further details are provided if required.  Once the building permit is obtained we can start your dream home.

At this stage we take our Site Survey to the town and apply for a Site Alteration Permit and a Demolition permit if we are doing a new build that requires a complete knock down.

The town/city checks to make sure we have followed their bylaws and make sure we have our site ready for the build with tree protection, utility locations, and shut offs.

Now that we have a finalized design.  We will take the floor plan to a Land Surveyor where we will place the house exactly where it will sit on your lot.  Along with site placement the surveyor will do a water grading plan that provides the municipality with the information they need showing that we will provide adequate drainage for your property.

This the stage of your home design is where you finally see what your future home could look like. You will get to see your new house in 3D.  All of the information we’ve collected has been inputted into the design.  Floor plans have been created as well as 3D exterior shots.   Materials and colours are introduced.  At this stage you’ll  get a feel of what your house is going to look like and how it will change the way you live.

This is one of the most important stages of the design process. Each and every lot has its own unique  set of zoning regulations and by-laws.  This is where we find out the municipalities lot guidelines in regards to front, rear, and side yard setbacks, as well height, gfa, and lot coverage restrictions.

By reviewing all of this important information in the beginning stages of design it gives us direction of what we can place on your lot. In addition, by following the bylaws and zoning, the permit process is smoother.

The wish list is where we discuss your vision of your custom home or large scale renovation in detail.  This is where all your notes, magazine clippings, photographs, and napkin sketches are looked at and discussed.
