They are a part of a growing number of homeowners who are choosing the exciting option of design build.

Custom Design Build

We’ve created this video to help you understand what we will be doing on your street.  Let’s go through what’s going to happen as change can be good but the unknown can serve up some anxious moments.

We begin in one of two ways but the result is usually the same.  We have created an empty lot on which we are going to create a foundation.  Excavating and demolition can be loud but they are also a fairly quick part of the process.  Don’t be surprised if you go to work one morning and by the time you get home, the lot is clear…and then the building process begins.

We take particular care of the site and the neighbourhood making sure materials are stored and the mess is kept to a minimum.  It’s still a construction site make no mistake but we’re doing our best to start out as good neighbours.  Which leads us to our next stop.

One of the first thoughts that might cross your mind is about that special event you had planned for your backyard.  Rest assured, we understand.  If you can give us advance notice we’d be happy to schedule quieter activities that won’t interrupt your event.

We get a lot of raised eyebrows about our flexibility but there’s good reason we go to great lengths to keep you informed.  We’re not just some builder…we live here too!  We’re your neighbours already and we’d like to make sure we can smile at you in the coffee shop, wave to you on our way to work and say hi at the next school get together.

Stonemill Custom Design Home Build Process

At Stonemill we realize that you likely don’t build a new home every day. There are sure to be lots of questions on your mind about the home design, lot preparation, and many other issues that you may not have thought about as yet.

We’ve put together this series of videos to help you better understand the Stonemill Custom Home build process.  We’ll take you through the steps from start to finish.  We’ll talk about some of the extra things that we do at Stonemill that have contributed to our reputation as the leading custom home builder in the Toronto GTA area.

Once the walls in the basement are poured then next step is to install the engineering that Stonemill puts into each of their custom homes.

I don’t know of anyone who likes the creaking sound of moving floors as you walk over them. Well at Stonemill that’s not a problem since we only use the “Silent Floor” systems that are available to quality home builders.

The “Silent Floor” is made up of pre-engineered floor joists that are strong enough to allow us to go up to 21 feet between floor support beams. That means that we can place those ugly, but necessary brown support posts out of the way so that they don’t take up as much floor space, leaving lots of open area for your pool table, media rooms, or whatever you desire.

As a second option we also offer an “Open Web Joist” system. This too is a “Silent Floor” system meaning that the floor won’t squeak or creak, but the difference and the main benefit to this upgrade, of approximately $6,000.00, is that we can run the electrical, plumbing, plus the heating and ventilation systems right through the open web.

Another engineering feature that Stonemill offers as an upgrade is a “Walkup Basement”. You may be familiar with this type of design where the grading of the lot will allow a “Walkout”, but that’s only possible where the grading permits it. The difference here is that we can build this into any of our custom home designs regardless of lot grading.

Basically we create a bowl around the foundation and hold back the earth with armour stone which is extremely heavy and solid. The whole area is bedded on a 4 foot layer of gravel and another drainage system which is tied into our weeping tile to be sure that it works within our water management system.

The great looking limestone steps in the walkup not only give it a natural beauty that really can’t be duplicated. This is a $16,000.00 to $17,000.00 feature that quickly becomes appreciated for its convenience especially if you have a pool where you’d have easy access to your entertainment center, etc.

Well now that we’ve looked after our lot and it’s just a bare piece of land, it’s time to excavate the hole.

At Stonemill we’re very concerned with water management for each of our new custom homes. We typically dig down to what is called “virgin soil”, at about the 7 foot level. Then we put our forms in to pour the foundation.  If the building code calls for an 8″ wall, Stonemill will pour a 10″ wall and then put the weeping tile and water management system around that.

One of the reasons that we pour a 10″ wall is that often times we’re asked to finish the basement area which we do, by the way, at about $40.00 sq. ft. If we finish the basement we don’t want to have to come back because of a water leak in the basement, so we’re very conscious about our water management system.

Our water management system consists of the weeping tile which goes all the way around the outside wall. Where there is a window well we install what is called a “French drain”. (See this in the video). In the event that the window well should be filled with debris the “French drain” acts as a secondary or safety net system that allows the water a place to escape and move away from the house.

We also grade the lot so that the water can flow off to the sides of the lot and not accumulate around the house.

Custom Homes: Steps To Preparing Your Lot.

The very first step to creating your new custom home is preparing the building lot. There are a few important steps to preparing your residential lot to build on and some of these usually surprise the novice home builder.

  • We’ll have to establish some hoarding.  What is hoarding?  Well you may have seen the orange fencing or skids around a building property, this is to define the building area.
  • If you have mature trees on, or around the property we’ll likely need an arborist report although this depends on the city and municipality that the property is in.  An arborist will check your property and also all of the surrounding properties as well.  They do a tree study to see if there are any endangered species on the property and they’ll determine which trees you can  and cannot remove.  If it’s city property where the tree stands, they will charge you a deposit to protect against any damage to the trees in question.  Each tree will be surrounded by its own hoarding as well.
  • Once we’ve defined the property as described, it’s time for the existing house to come down.  This doesn’t take very long since a house isn’t able to withstand the strength of our heavy equipment.
  • We are often asked if you can take down your own house rather than have us do it.  The answer is yes you can, but you need to understand a few things about discarding the rubble.  It’s not as simple as loading it onto a truck and dumping it somewhere.  You see, all of the material needs to be separated with wood going to one place and brick to another.   You’d have to do some research to find out where to discard this material,  the costs of doing so, and the costs associated with shipping it to its destination.  Often times the material doesn’t stay in Ontario but is ship even into the U.S.
